Project Description
The applicant is requesting Design Review approval to construct a new 1,374 square foot addition on a developed lot in San Rafael. The 1,374 square feet of proposed development would result in a floor area ratio of 30 percent on the 15,378 square foot lot. The proposed addition would reach a maximum height of 23 feet above surrounding grade and the exterior walls would have the following setbacks: over 90 feet from the northwestern front property line; 64 feet, 6 inches from the northeastern side property line; 7 feet, 9 ½ inches from the southwestern side property line; 31 feet, 9 ½ inches from the southeastern rear property line.
Design Review approval is required pursuant to Marin County Code Section 22.42.020.B because the project entails development that would exceed 3,500 square feet of floor area on a lot in a conventional zoning district.
