The applicant intends to tear down the existing residence and is requesting Design Review approval to construct a new 2,963 square foot residence with a 451 square foot attached garage on a previously developed lot in San Rafael. The 2,963 square feet of proposed development would result in a floor area ratio of 19 percent on the 15,480 square foot lot. The proposed building would reach a maximum height of approximately 25 feet above surrounding grade and the exterior walls would have the following setbacks: 75 feet from the northeastern front property line; 21 feet from the southeastern side property line; 10 feet from the northwestern side property line; 61 feet from the southwestern rear property line. Various site improvements would also be entailed in the proposed development, including new pool and pool equipment shed.
Design Review approval is required because the project is located on a lot that has a slope of 40% (Marin County Code section 22.42.020.D).
