Project Description
The applicant requests Design Review approval to construct a new 130 square foot shed and a 64 square foot shed with an attached 70 square foot deck on a developed lot in San Rafael. The 264 square feet of proposed development would not increase the existing floor area ratio of 6 percent on the 47,480 square foot lot. The height and setback information may be found below.
The proposed 130 square foot shed would reach a maximum height of 12 feet, 7 inches above surrounding grade and the exterior walls would have the following setbacks: 46 feet from the western front property line; 10 feet from the northern side property line; over 200 feet from the southern side property line; 64 feet from the eastern rear property line.
The proposed 64 square foot shed would reach a maximum height of 12 feet, 5 inches above surrounding grade and the exterior walls would have the following setbacks: 33 feet from the western front property line; 7 feet from the northern side property line; over 200 feet from the southern side property line; over 160 feet from the eastern rear property line.
It appears the proposed 70 square foot deck would reach a maximum height of 4 feet, 6 inches above surrounding grade and the exterior would have the following setbacks: 33 feet from the western front property line; it would extend 4 feet beyond the northern side property line; over 200 feet from the southern side property line; over 160 feet from the eastern rear property line.
Design Review approval is required pursuant to Marin County Code Section 22.20.090.C.1.b because the project entails legalizing existing detached accessory structures that are located within minimum required setbacks and were built without permits.
