The applicant is requesting Minor Design Review approval to construct a new 461 square foot addition on a lot developed with a single-family dwelling in San Rafael. The 461 square feet of proposed development would result in a floor area ratio of 17 percent on the 20,874 square foot lot. The proposed addition would reach a maximum height of 16 feet, 3 inches above the surrounding grade and the exterior walls would have the following setbacks: 27 feet, 4 ½ inches from the eastern front property line; 14 feet, 9 ¾ inches from the northern side property line; 77 feet, 10 ½ inches from the southern side property line; over 75 feet from the western rear property line.
Minor Design Review approval is required pursuant to Marin County Code Section 22.42.020.B because the project entails constructing an addition on a lot that would contain more than 3,500 square feet of floor area with the proposed development.
