The applicant is requesting Design Review approval to lower the roof height of an existing single-family residence in San Rafael. The existing roof height is 18 feet 1 inch and encroaches 7 feet into the side yard setback. The proposed roof would reach a maximum height of 11 feet above surrounding grade and would have the following setbacks from the exterior walls: 39 feet 8 inches from the eastern front property line; 13 feet from the southern side property line; 26 feet 9 inches from the northern side property line; and more than 100 feet from the western rear property line. The applicant is also proposing to remodel and reconfigure the existing residence.
Design Review approval is required because the primary structure encroaches into the required side year setback, but is exempt from Variance approval pursuant to Development Code section 22.54.045.
