Project Description

The applicant is requesting to construct a single-family residence on a undeveloped lot, and requests Design Review approval to construct a new one-story 1,739 square foot house, one-story 751 square foot detached accessory dwelling unit, and an attached 352 square foot carport in San Rafael. The proposed development would consist of 3,150 square-feet of total building area and 2,954 square-feet of total floor area, which would result in a floor area ratio of 13.77 percent on the 88,427 square-foot lot including the existing 120 square foot artist shed and 188 square foot garden shed to remain on the property. The single-family home would reach a maximum height of 18 feet, the accessory dwelling unit would reach a maximum height of 16 feet and 11 inches above existing grade, and the carport would reach a maximum height of 9 feet and 2.5 inches above existing grade. The exterior walls would have the following setbacks: 85 feet and 7 inches from the eastern (front) property line; 220 square feet from the western (rear) property line; 85 feet and 3 inches from the northern (side) property line; and 27 feet and 5.0 inches from the southern (side) property line.

The application also requests Tree Removal Permit of 14 existing trees including 1 heritage tree and 10 protected trees.

Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the property is located within a Planned Zoning District. Accessory Dwelling Unit approval is required pursuant to Marin County Code Section 22.56.020.
