The applicant requests Design Review and Accessory Dwelling Unit Permit approval to construct a new 4,412 square foot single-family residence with a 765 square-foot detached garage, and a 765 square-foot accessory dwelling unit on a vacant lot in unincorporated San Rafael. The proposed development would have a building area of 6,104 square feet and a floor area of 5,564 square feet. Therefore, the proposed development would result in a floor area ratio of 15.8 percent on the 34,994 square foot lot. The proposed development would reach a maximum height of 30 feet above surrounding grade. The proposed main structure would have the following setbacks: 25 feet from the western front property line; 51 feet from the northern side property line; 98 feet from the eastern rear property line; 52 feet from the southern side property line. The proposed accessory dwelling unit would have the following setbacks: 3 feet from the western front property line; 14 feet from the northern side property line; greater than 100 feet from the eastern rear property line; 98 feet from the southern side property line.
Design Review approval is required because the project is on a vacant lot and will exceed a floor area of 3,500 square feet. Accessory Dwelling Unit Permit approval is required because of the construction of a new accessory dwelling unit.
