The applicant requests Design Review approval to construct a new 12,332 square foot detached accessory structure to be utilized as a barn on an improved lot with two single-family dwellings in unincorporated Petaluma. The existing building area is 11,346 square feet and the existing floor area is 2,068 square feet. The proposed development would result in a building area of 23,678 square feet and a floor area of 14,400 square feet. Therefore, the proposed development would result in a floor area ratio of 3 percent on the 470,012-square foot lot. The proposed building would reach a maximum height of approximately 28 feet above surrounding grade and would have the following distances from the property lines: 50 feet from the southern property line; and greater than 100 feet from the northern, eastern and western property lines. Other site improvements would also be entailed in the proposed development, including a gravel driveway.
Design Review approval is required because the project exceeds a floor area of 3,500 square feet, and the detached accessory structure is over height.
