Project Description

The applicant requests Design Review approval to construct a new 745 square foot detached accessory structure on a developed lot in Novato. The existing building area is 4,079 square feet and the existing floor area is 3,375 square feet. The proposed development would result in a building area of 4,824 square feet and a floor area of 4,120 square feet. Therefore, the project would result in a floor area ratio of 9 percent of the 45,791 square foot lot. The proposed structure would reach a maximum height of 15 feet above surrounding grade and the exterior walls would have the following setbacks: more than 100 feet from the eastern front property line; 84 feet from the southern side property line; 62 feet 3 inches from the northern side property line; 37 feet 11 inches from the western rear property line. Various site improvements would also be entailed in the proposed development, including a pool deck and trellis.

Design Review approval is required because the project will result in total floor area that is greater than 3,500 square feet.
