Project Description

The applicant is requesting Design Review approval for the following: (1) removal of an existing 214 square-foot attached sunroom, gazebo and 1,080 square feet of decking; (2) construction of 979 square-feet of a new porch on a developed lot in Nicasio; and (3) the addition of a new dormer on an existing detached accessory structure. In addition, the proposal includes a new 315 square-foot trellis and a new 432 square-foot trellis.

The new porch would reach a maximum height of 16 feet, 6 six inches above surrounding grade and would have the following setbacks: over 100 feet from the western front property line; 35 feet, two inches from the southwestern side property line; over 100 feet from the northeastern side and southeastern rear property lines.

The new trellis’ would both reach a maximum height of 12 feet above surrounding grade and have the following setbacks: over 100 feet from the western front property line; 28 feet, 10 inches from the southwestern side property line; over 100 feet from the northeastern side property line; and 95 feet, seven inches from the southeastern rear property line.

The new dormer would reach a maximum height of 17 feet, 5 inches above surrounding grade and would be located within the existing footprint of a detached accessory structure. The dormer would have the following setbacks: over 100 feet from the western and southwestern side property lines; 53 feet, seven inches from the northeastern side property line; and over 100 feet from the southeastern rear property line. Various site improvements would also be entailed in the proposed development, including a new at-grade pool.

Design Review approval is required pursuant to Marin County Code Section 22.42.025.F because the project entails a porch that exceeds a maximum area of 200 square feet and pursuant to Marin County Code Section 22.42.025.A because the project entails additions to a detached accessory structure that exceeds a height of 16 feet.
