The applicant requests Design Review approval to construct a new 1,206 square foot single family residence on a vacant lot in Nicasio. The proposed development would have a building area of 2,552 square feet and a floor area of 2,302 square feet, which would result in a floor area ratio of 0.8 percent on the 6.56-acre lot. Access would be provided by an existing 30-foot gravel driveway. The proposed building would reach a maximum height of 13 feet above surrounding grade and would have the following setbacks from the exterior walls: 698 feet from the south front property line; 266 feet 7 inches from the west side property line; 129 feet 3 inches from the east side property line; 52 feet 10 inches from the north rear property line. Various site improvements would also be entailed in the proposed development, including a new 122 square foot solar shed, 44 x 8-foot, 7.9 KW solar panel array, and 500-gallon propane tank. The new residence would be finished with composite panels.
Existing site improvements on the previously graded site include a septic tank and leach field, well, concrete retaining wall, two 5,000-gallon water tanks, 132 square foot pump house, 480 square foot shop, and three storage sheds that are 300 square feet, 216 square feet, and 96 square feet, respectively.
Design Review approval is required because the project is a new residential structure in a Planed Zoning District per Marin County Code 22.42.020.
