Project Description

The applicant requests Tentative Map Waiver to modify the approved building envelope and Design Review approval to tear down an existing residence and constructing a new 2-story 2,946 square foot residence on a developed lot in Nicasio. The existing floor area is 1,186 square feet and the proposed development would result in a floor area of 2,946 square feet. Therefore, the proposed development would result in a floor area ratio of .7 percent on the 422,766 square foot lot. The proposed building would reach a maximum height of 30 feet above surrounding grade and the exterior walls would have the following setbacks: 69 feet from the western front property line; approximately 143 feet from the northern side property line; more than 200 feet from the southern side property line; more than 200 feet from the eastern rear property line.
Tentative Map waiver is required to allow modification to the building envelope. Design Review approval is required because the property is located in the ARP zoning district.
