The applicant is requesting Design Review approval to construct a new single family residence on a vacant lot in Nicasio. The proposed development would result in a building and floor area of approximately 2,251 square feet, including 1,495 square feet of conditioned space and approximately 756 square feet of unconditioned understory space. Therefore, the proposed development would result in a floor area ratio of .5 percent on the 9.8 acre lot. The proposed building would reach a maximum height of approximately 32 feet, 6 inches above surrounding grade and the exterior walls would have a 25 foot setback from the northern side property line and more than 200 foot setbacks from all other property lines. The project also includes a new exterior deck and a carport, a driveway more than 500 feet in length with associated retaining walls, and a new septic system. The applicant is also requesting Tree Removal Permit approval for the removal of 38 healthy, mature, native trees, which are proposed to be replaced at an approximately three to one ratio on site. The total area of disturbance would be approximately one half acre and would avoid seasonal drainages and wetlands.
Design Review approval is required because the project is in a planned district and a Tree Removal permit is required because mature, healthy, native trees are being removed.
