The applicant requests Coastal Permit and Accessory Dwelling Unit Permit approval to construct a new 1,190 square foot accessory dwelling unit on a developed lot in Muir Beach. The existing 2,604 square feet residence, plus the proposed 1,190 square foot accessory dwelling unit would result in a floor area ratio of 11 percent on the 33,543 square foot lot. The proposed building would reach a maximum height of 15 feet above surrounding grade and the exterior walls would have the following setbacks: more than 100 feet from the southern front property line; 40 feet from the eastern side property line; 62 feet from the western side property line; 51 feet from the northern rear property line.
Coastal Permit approval is required because the project results in the intensification of a use within the Coastal Zone.
