The applicant requests a Design Review approval to construct a three-story, 6,669-square-foot office building on a developed upsloping lot in located in Marin City. The 6,699 square feet of proposed development would result in a floor area ratio of seven percent on the 161,400 square foot (3.72 acre) lot. The proposed building would reach a maximum height of 40 feet above surrounding grade and the exterior walls would have the following setbacks: 103 feet two inches from the eastern front property line; 15 feet from the southern side property line and over 100 feet from all other property lines. Other site improvements entailed in the proposed development include general grading, creation of an outdoor covered entryway, a fenced patio area with planters and benches, installation of landscaping and parking.
Design Review approval is required pursuant to Marin County Code Section 22.42.020 because the project will result in total floor area that is greater than 3,500 square feet.
