The applicant is requesting Design Review approval to construct 126 square feet of new additions on a developed lot in San Rafael. The 126 square feet of proposed development would result in a building area of 2,493 square feet and 2,067 square feet of floor area which would result in a floor area ratio of 22 percent on the 9,240 square-foot lot. The proposed addition would reach a maximum height of 11 feet, 2 inches above surrounding grade and is proposed to be located approximately 73 feet from the southwesterly front property line; 7 feet, 7 inches from the western side property line; 43 feet from the eastern side property line; and 37 feet, 7 inches from the northeasterly rear property line.

Design Review approval is required pursuant to Marin County Code Section 22.30.040.E because the project is within the R1-BLV (Residential, Single-Family; Lucas Valley Community) zoning district.
