The applicant requests Design Review approval to enclose an existing atrium and construct a new 505 square-foot kitchen addition on a developed lot in San Rafael. The 505 square feet of proposed development would result in building area of 4,868 square feet and a floor area of 4,449 square feet which would result in a floor area ratio of 10 percent on the 43,071 square-foot lot. The proposed kitchen addition would reach a maximum height of 22 feet above surrounding grade and is proposed to be located approximately 69 feet from the western side property line; 57 feet from the eastern side property line; 41 feet from the northern rear property line; and more than 100 feet from the southern front property line. The project also includes improvements to the front entryway and construction of 359 square feet of new deck area on the second floor.
