Project Description

The applicant requests Design Review approval to construct a 469-square foot detached garage on a developed lot in unincorporated San Rafael. The existing building area and floor area is 2,415 square feet. The proposed development would result in a building area of 2,724 square feet and a floor area of 2,255 square feet, resulting in a floor area ratio of 23.4 percent on the 9,600 square foot lot. The proposed building would reach a maximum height of 14 feet-2 inches above surrounding grade and would have the following setbacks: 25 feet from the western front property line, 3 inches from the northern side property line; 79 feet from the southern side property line; and 35 feet from the eastern rear property line.

Design Review approval is required because the project involves a detached accessory structure located within the required setbacks of R1-B2 zoning district.
