The applicant requests Design Review approval to construct a new 3,685-square-foot residence and an 856-square foot detached accessory structure (garage) on a developed lot in San Rafael. The 4,541 square feet of development would result in a floor area ratio of 0.51-percent on the 60-acre lot. The residence would reach a maximum height of 25 feet, 4 inches, and the detached accessory structure would reach a maximum height of 19 feet, 6 inches, both as measured from surrounding grade. The exterior walls of the proposed development would maintain over 100-foot setbacks to all property lines. The proposed project is subject to the conditions of approval contained in the Rocking H Ranch Precise Development Plan (approved on May 23, 2003).
A Design Review approval was previously issued for development of the project site with a single-family residence on August 5, 2020. The current application entails modifications to the previously issued decision.
Design Review approval is required because the project involves construction in a planned zoning district (Marin County Code Regulation Section 22.42.020(A)).
