The applicant requests Design Review and Accessory Dwelling Unit Permit approval to construct a new 1,716 square foot detached accessory structure and raise the height of the existing primary residence on a developed lot in Greenbrae. The property is currently developed with a 1,339-square foot residence. Construction of the proposed accessory structure, which is proposed to be utilized as an Accessory Dwelling Unit, would result in would result in 3,115 square feet of building area and 2,575 square feet for a floor area, for a floor area ratio of 17.8 percent on the 14,430-square foot lot.
The detached accessory structure would be 2-stories with a 966 square feet garage on the ground level and a 750-square foot accessory dwelling unit above. The proposed accessory structure would reach a maximum height of 19 feet 6 inches feet above natural grade. The proposed setbacks, from the exterior walls of the proposed structure to the property lines, are as follows: 25 feet from the southeastern front property line; 10 feet from the southwest side property line; 14 feet 8 inches from the northeastern side property line; and more than 100 feet from the northwestern rear property line. The existing residence would be raise to approximately 22 feet.
Design Review approval is required because the project detached accessory structure is over 15 feet in height.
