Project Description

The applicant requests Design Review approval to construct a new 1,716 square foot detached accessory structure on a developed lot in Greenbrae. The detached accessory structure is proposed to be utilized as an Accessory Dwelling Unit and would result in would result in a building area of 3,115 square feet and a floor area of 2,575 square feet, resulting in a floor area ratio of 17.8 percent on the 14,430-square foot lot. The two-story detached accessory structure would contain a 966 square foot garage on the ground level and a 750-square foot accessory dwelling unit on the second floor. The proposed accessory structure would reach a maximum height of 19 feet 6 inches feet above natural grade. The accessory structure is proposed to be located the following distance from property lines: 25 feet from the southeastern front property line; 10 feet from the southwest side property line; 14 feet 8 inches from the northeastern side property line; and more than 100 feet from the northwestern rear property line.

Design Review approval is required because the project detached accessory structure is over 15 feet in height.
