The applicant requests Design Review approval to demolish an existing 4,635 square-foot single-family residence and construct a new 5,214 square-foot single-family residence with a 773 square-foot attached garage on a 189,050 square-foot lot in unincorporated Kentfield. The proposed development would have a building area of 5,754 square feet and a floor area of 5,214 square feet, resulting in a floor area ratio of 2.76 percent. The proposed building would reach a maximum height of 24 feet, 10 inches above surrounding grade. The house is proposed to be located 23 feet, 2 inches from the northern front property line; more than 100 feet from the eastern side property line; more than 100 feet from the western side property line; and more than 100 feet from the southern rear property line. The project also includes the following proposed improvements: the demolition of an existing pool house, deck, equipment shed, and existing driveway, and the construction of a new pool, new landscaped area, new patio, and new driveway. Four trees classified as “protected” per the Marin County Development Code Section 22.130.030 are proposed to be removed to accommodate construction of the residence and associated site improvements.
Design Review approval is required pursuant to Marin County Development Code Section 22.42.020.A because the project is in a planned district. A Tree Removal Permit is required pursuant to Marin County Development Code Section 22.62.020 because more than one “protected” tree is proposed to be removed.
