The applicant requests Design Review approval to convert an existing 807 square foot garage into a pool house/recreation room, and construct a new 883 square foot garage with an upper level 628 square foot guest room on a developed lot in Kent Woodlands. The 1,565 square feet of proposed development would result in a floor area ratio of 15.3 percent on the 40,337 square foot lot. The new proposed garage would reach a maximum height of 29 feet 6 inches above surrounding grade and the exterior walls would have the following setbacks: 80 feet from the south front property line; 13 feet from the east side property line; 97 feet from the west side property line; over 100 feet from the north rear property line. Various site improvements would also be entailed in the proposed development, including replacing and expanding the existing front entry gate.
Design Review approval is required because the project is in a planned zoning district.
