Project Description

The applicant is requesting Design Review and Accessory Dwelling Unit Permit (ADU) approval to
construct a new, second story (above a detached garage), 483-square-foot ADU on a
developed lot in Kentfield. The 483 square feet of proposed development would result in a floor
area ratio of 24 percent on the 15,314 square foot lot. The proposed building would reach a
maximum height of 18 feet five inches above surrounding grade and the exterior walls would
have the following setbacks: 10 feet from the front southern side property line; 18 feet from the
northeastern property line; approximately 57 feet from the rear (western) property line; and over
100 feet from all other property lines.

Marin County Code Section 22.42.020.B because construction of the proposed project would
result in more than 3,500 square feet of floor area in the R1-B4 Zoning District. Accessory
Dwelling Unit Permit is required pursuant to Marin County Code Section 22.56 to allow a new
residential accessory dwelling unit.

The applicant is pursuing the project under the State Density Bonus Law (Gov’t Code Sec.
65915 – 65918), the County’s Density Bonus Regulations Sec. 22.24.030.5(G) and Gov’t Code
Sec. 65943.4 (commonly known as SB 35).
