The applicant is requesting Design Review approval to convert an existing carport into a garage and construct 949 square feet of additions onto the second floor of an existing two-story single-family residence in unincorporated Kentfield. The proposed development would result in a building area of 4,076 square feet and a floor area of 3,678 square feet which would result in a floor area ratio of 10 percent on the 38,834 square-foot lot. The proposed addition would reach a maximum height of 27 feet above surrounding grade and is proposed to be located approximately 11 feet 8 inches from the southern front property line; 18 feet 4 inches from the western side property line; 59 feet from the eastern side property line; and greater than 100 feet from the northern rear property line. The project also includes the following proposed improvements: the expansion of an existing deck on the second floor to 635 square feet and the construction of a new 1,067 square-foot deck on the first floor.
Design Review approval is required pursuant to Marin County Code Section 22.42.020 because the project will result in total floor area that is greater than 3,500 square feet.
