The applicant requests Variance Permit approval to construct a new 137 square foot addition and an associated porch and stairwell onto an existing residence in Greenbrae. The 137 square feet of proposed development would result in a floor area ratio of 29 percent on the 8,300 square foot lot. The proposed addition would reach a maximum height of 14 feet, 4 inches above surrounding grade and the exterior walls would have the following setbacks: 18 feet, 9 inches from the eastern front property line, 6 feet, 5 inches from the northern side property line, 10 feet from the southern side property line, and 84 feet from the western rear property line. The affixed porch and stairwell would be setback 13 feet, 8 inches from the eastern front property line and would maintain side and rear yard setbacks in excess of 25 feet.
Variance Permit approval is required pursuant to Chapter 22.20.090 because the project does not conform to the minimum front yard setback requirement.
