Project Description

The applicant requests Design Review approval to construct a series of retaining walls (Wall 1, Wall 2, Wall 3) proposed on a property developed with an existing accessory structure in an unincorporated area of Kentfield.

Wall 1 would reach a maximum height of 10 feet above the surrounding grade and the exterior face of the wall would maintain the following setbacks: 68 feet, 6 inches from the northeastern front property line; 10 feet from the southeastern side property line; 42 feet from the northwestern side property line; and 31 feet, 6 inches from the southwestern rear property line. Wall 2 would reach a maximum height of 8 feet above the surrounding grade and the exterior face of the wall would maintain the following setbacks: 41 feet, 6 inches from the northeastern front property line; 4 feet from the southeastern side property line; 43 feet from the northwestern side property line; and 57 feet from the southwestern rear property line. Wall 3 would reach a maximum height of 6 feet above the surrounding grade and the exterior face of the wall would maintain the following setbacks: 68 feet from the northeastern front property line; 0 feet from the southeastern side property line; 65 feet from the northwestern side property line; and 22 feet from the southwestern rear property line.

Various site improvements would also be entailed in the proposed development, including a new single-family residence with an attached garage,  a new driveway, tree removal, and landscaping.

Design Review approval is required pursuant to Section 22.42.020.B of the Marin County Development Code because the project proposes retaining walls that do not conform to Section 22.20.052 of the Code.
