The applicant requests Design Review approval to construct 548 square feet of additions, and a 543 square foot garage to an existing single family residence in unincorporated Kentfield. The existing building area is 4,245 square feet and the existing floor area is 3,910 square feet. The proposed development would result in a building area of 5,001 square feet and a floor area of 4,461 square feet. Therefore, the proposed development would result in a floor area ratio of 14 percent on the 32,400 square foot lot. The proposed addition would reach a maximum height of 27 feet above surrounding grade and would have the following setbacks from the exterior walls: approximately 30 feet from the southern front property line; approximately 37 feet from the western side property line; approximately 80 feet from the eastern side property line; greater than 100 feet from the northern rear property line.
Design Review approval is required because the project would exceed a floor area of 3,500 square feet.
