Project Description

The applicant requests Design Review approval to construct a new 195 square foot addition on the third floor of an existing residence in Kentfield. The existing building area is 8,817 square feet and the existing floor area is 7,431 square feet. The proposed development would result in a building area of 9,012 square feet and a floor area of 7,629 square feet. Therefore, the project would result in a floor area ratio of 10 percent of the 75,000 square foot lot. The proposed building would reach a height of 30 feet above surrounding grade and the exterior walls would have the following setbacks: more than 100 feet from the northern front property line; 81 feet from the eastern side property line; more than 100 feet from the western side property line; and more than 100 feet from the southern rear property line.

Design Review approval is required because the project will result in total floor area that is greater than 3,500 square feet.
