Project Description

On May 5, 2017, the Planning Division approved Design Review P1484, allowing for the construction of a new two-story 5,313 square foot residence, with a 668-square foot garage, and the remodel an existing guest house. Various site improvements included installation of a new pool, two equipment storage structures, and landscaping. The development was approved to result in 7,000 square-feet of total building area and 6,460 square-feet of total floor area, which would result in a floor area ratio of 14 percent on the 43,560 square-foot lot. The residence was approved to reach a maximum height of approximately 25 feet 2 inches above existing grade, and the equipment storage structures would reach a maximum height of 6 feet 4 inches above existing grade. The residence would have the following setbacks from the exterior walls: 30 feet from the northwestern front property line; 17 feet 4 inches from the northeastern side property line; 23 feet 4 inches from the southwestern side property line; more than 100 feet from the southeastern rear property line.

The amendment to the previous Design Review would allow modifications to the previously approved project. These modifications would result in an overall increase in size and a change to setbacks. The amended development would consist of 7,802 square-feet of total building area and 7,148 square-feet of total floor area, which would result in a floor area ratio of 16 percent on the 43,560 square-foot lot. The amended residence would reach a maximum height of 25 feet 8 inches above surrounding grade and would have the following: 34 feet from the northwestern front property line; 15 feet from the northeastern side property line; 22 feet 11 inches from the southwestern side property line; and more than 100 feet from the southeastern rear property line.
