The applicant requests Design Review and Tree Removal Permit approval to demolish an existing 2,297 square foot house and construct a new 7,947 square foot house on a 64,320 square foot lot. The proposed development would result in a building area of 8,487 square feet and a floor area of 7,947 square feet, resulting in a floor area ratio of 12.35 percent. The proposed building would reach a maximum height of 25 feet above surrounding grade and would have the following setbacks from the exterior walls: 30 feet from the north front property line; 15 feet from the east side property line; 15 feet from the west side property line; 111 feet 4 inches from the south rear property line. Eleven trees, classified as either “protected” or “heritage” per the Marin County Development Code, are proposed to be removed to accommodate construction of the residence and site improvements. The project includes a voluntary proposal from the applicant to halt all construction activities between March 1st and August 31st.
Design Review approval is required because the project is in a Planned Zoning District, and because the floor area exceeds 3,500 square feet. Tree Removal approval is required because the removal of a Protected or Heritage tree requires review per Marin County Development Code section 22.62.
