Revised plans have been submitted that remove the previously proposed garage from the project and respond to information requests.
The applicant requests Design Review approval to construct a 73 square foot addition to an existing single family residence in unincorporated Kentfield. The existing building area and floor area is 5,616 square feet. The proposed development would result in a building area and floor area of 5,689 square feet, resulting in a floor area ratio of 14.5 percent on the 39,100 square foot lot. The proposed addition would reach a maximum height of 29 feet above surrounding grade and have the following setbacks: 52 feet from the southern front property line, 67 feet from the northwestern rear property line, greater than 100 feet from the southwestern side property line and greater than 100 feet from the southeastern side property line.
Design Review approval is required because the project is in a planned zoning district.
