The applicant requests Design Review approval to construct the following: (1) an approximately 1,586 square feet addition to an existing 2,860-square-foot residence; and (2) demolish the existing 490-square-foott carport and construct an approximately 705 square feet garage on a developed lot located in the community of Kentfield. The proposed project, in combination with the existing improvements, would result in 4,561 square feet of development and in a floor area ratio of 10.7 percent on the 42,745 square foot lot. The proposed addition would reach a maximum height of 24 feet above surrounding grade. Exterior walls of the proposed addition would have the following setbacks: 38 feet ten inches feet from the southern front property line; 19 feet two inches from the western side property line; 56 feet 11 inches from the eastern side property line; and over 100 feet from the northern rear property line. Other site improvements entailed in the proposed development include landscaping and other general site improvements.
Design Review approval is required pursuant to Marin County Code Section 22.42.020(A) because the proposed project would occur on a site located in a Planned District.
