Project Description

The project is a proposal to substantially modify an existing single-family residence, and construct 787 square feet of new additions onto an existing 2,049 square-foot single-family residence on the 10,032 square-foot lot in Greenbrae. The proposed development would result in a building area of 3,376 square feet and a floor area of 2,911 square feet which would result in a floor area ratio of 29 percent (the floor area ratio calculated per the Kentfield/Greenbrae Community Plan would be 33.6 percent). The proposed additions would reach a maximum height of 23 feet, 9 inches above surrounding grade and is proposed to be located approximately 9 feet, 11 inches from the western front property line (where a setback of 25 feet would otherwise be required); 12 feet, 1 inch from the southern side property line; 42 feet, 9 inches from the northern side property line, and 66 feet from the eastern rear property line. The project also includes new site drainage systems (bio-retention basin) and landscaping, a new trellis and patio area, new siding and windows, retaining walls ranging in height from 0 to five feet, a new circular yard area in the rear yard, and a new 42-inches tall uncovered trash enclosure. The project includes 170 cubic yards of earthwork and would result in 150 cubic yards of off-haul.

Design Review approval is required pursuant to Marin County Code Sections 22.42.050.D. and 22.82.050 because the project entails single-family residential development on a vacant lot that is substandard in size. The subject property qualifies as a vacant lot pursuant to the definition of “vacant lot” in Marin County Code Section 22.130.030. Variance approval is not required because Section 22.42.020.D waives setback requirements in favor of Design Review.
