The applicant requests Minor Design Review approval to construct a new 990 square foot addition on a developed lot in Kentfield. The 990 square feet of proposed development would result in a floor area ratio of 16 percent on the 32,400 square foot lot. It appears the proposed building would reach a maximum height of 29 feet, 9 inches above surrounding grade and the exterior walls would have the following setbacks: 59 feet, 7 inches from the southern front property line; 55 feet, 10 inches from the western side property line; 93 feet, 10 inches from the eastern side property line; 65 feet, 4 inches from the northern rear property line. Various site improvements would also be entailed in the proposed development, including new retaining walls.
Minor Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the project entails residential development on a property located within a Planned zoning district.
