The applicant requests Design Review approval to construct a new deck and 1,336 square feet of additions to the main level of an existing residence located in the unincorporated community of Kentfield. The proposed deck would align the proposed addition with the existing patio and swimming pool in the rear yard of the property. The proposed deck would reach a maximum height of 9 feet above the surrounding grade and the perimeter of the deck would have the following setbacks: more than 100 feet to the northern front property line; 19 feet to the eastern side property line; 91 feet, 5 inches to the western side property line (77 feet from easement); and, 36 feet, 6 inches to the southern rear property line.
The 1,336 square feet of the proposed development would result in a floor area ratio of 14.5 percent on the 28,397 square foot lot. The proposed additions would reach a maximum height of 25 feet above the surrounding grade and the exterior walls would have the following setbacks: 84 feet to the northern front property line; 32 feet, 10 inches from the eastern side property line; 59 feet, 5 inches to the western side property line (45 feet from easement); and, 74 feet to the southern rear property line. Various site improvements would also be entailed in the proposed development, including a protected car port that would be located under a proposed addition, and improvements to the entrance of the residence.
Design Review approval is required pursuant to Section 22.42.020.A of the Marin County Development Code because the property is in a planned zoning district and the project proposes improvements to an existing residence that are not exempt from Design Review.
