The applicant requests Design Review approval to demolish a single-family residence and construct a new single-family residence. The existing detached garage would remain in place. The new residence with the existing detached garage would result in a building area of 3,849 square feet and a floor area of 3,400 square feet. Therefore, the proposed building would result in floor area ratio of 14 percent on the 24,092 square foot lot. The building would have a maximum height of 26.5 feet above surrounding grade and would have the following setbacks: 35 feet, 8 inches from the southern property line; greater than 100 feet from the eastern property line; 27 feet, 3 inches from the western property line, 43 feet from the northern side property line.
