The applicant requests Design Review approval to approval to remodel and expand an existing residence on an approximately 21,000 square foot developed lot in Kentfield. The existing 3,073 square foot residence would be enlarged by 1,242 square feet, Overall, proposed development would result in a floor area ratio of approximately 20%.
The proposed additions would reach a maximum height of approximately 20 feet above surrounding grade and the exterior walls would have the following setbacks: 30 feet from the northern front property line; more than 100 feet from the western side property line; 15 feet from the eastern side property line; 25 feet from the southern rear property line.
Various site improvements would also be entailed in the proposed development, including a remodel of an existing guest house and a new pool.
Design Review approval is required because the project is located within a Planned Zoning District as outlined in Section 22.42.020 of the Marin County Code.
