Matthiesen Family Trust Design Review (P2996) - County of Marin
The applicant is requesting approval to construct 1,207 square feet of new additions onto an existing residence located on a developed lot in Kentfield. The 1,207 square feet of proposed development would result in a floor area of 3,692.7 square feet and a floor area ratio of 23 percent on the 15,834 square foot lot. The proposed building would reach a maximum height of 25 feet, one inch above surrounding grade and the exterior walls would have the following setbacks: 29 feet, seven inches from the southern front property line; 10 feet from the western side property line; 23 feet, nine inches feet from the eastern side property line; 25 feet, 3 ½ inches from the northern rear property line. Various site improvements would also be entailed in the proposed development, including a new driveway and new trash enclosure located within the front portion of the property and a new pool located in the rear portion of the property.
Design Review approval is required pursuant to Marin County Code Section 22.42.020.B because the project would result in a floor area exceeding 3,500 square feet.
