The applicant is requesting to demolish an existing 6,600 square foot residence on a developed lot, rendering the lot vacant, and requests Design Review approval to construct a new two-story 8,065 square foot residence with a 533 square foot attached carport in Kentfield. The proposed development would consist of 8,598 square-feet of total building area and 8,065 square-feet of total floor area, which would result in a floor area ratio of 7.7 percent on the 104,630 square-foot (2.4 acre) lot. The residence would reach a maximum height of 18 feet above existing grade and the exterior walls would have the following setbacks: 73 feet 8.5 inches from the western front property line; 53 feet 10.5 inches from the northern side property line; 29 feet 9 inches from the southern side property line; and 244 feet 5.5 inches from the eastern rear property line.
The application also requests Tree Removal Permit of 10 existing trees including 1 heritage tree and 2 protected trees.
Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the property is located within a Planned Zoning District.
