The applicant is requesting Design Review approval to construct a new deck located approximately 12 feet above natural grade with a 3-foot, 6-inch tall guard rail, and a 9-foot tall trellis shade cover located on the new deck surface that would have a maximum height of 15 feet above natural grade. The project also includes the following proposed improvements: a new stairway to and location of a pool equipment enclosure underneath the proposed deck; a spa; construction of a series of 4-foot tall wood retaining walls; construction of a 6-foot tall deer fence; installation of landscaping on the subject property, on the neighboring property, and in the Ridgecrest Road right-of-way; and a new stairway on the subject property and the neighboring property. The deck and trellis are proposed to be located the following distances from property lines: more than 100 feet from the northeasterly rear property line; 13 feet from the northwesterly side property line; 27 feet from the southeasterly side property line; and more than 100 feet from the southwesterly front property line.
Design Review approval is required pursuant to Marin County Code Section 22.42.025.G because the proposed deck exceeds a height of 5 feet from grade.
