The applicant requests Design Review approval to construct a new deck and a new pool with integrated retaining wall and spa on a developed lot in Kentfield. The proposed development would not increase the existing floor area ratio of 10 percent on the 32,000 square foot lot. The height and setback information for the proposed development may be found below.

The proposed new deck would reach a maximum height of 14.6 feet above surrounding grade and the exterior would have the following setbacks: 85 feet from the western front property line; 15 feet, 4 inches from the northern side property line; over 100 feet from the southern side property line; 2 feet, 9 inches from the eastern rear property line.

The proposed new pool with integrated retaining wall and spa would reach a maximum height of 9.5 feet above surrounding grade and the exterior walls would have the following setbacks: 86 feet from the western front property line; 34 feet from the northern side property line; over 100 feet from the southern side property line; 25 feet from the eastern rear property line.

The proposed new outdoor kitchen would reach a maximum height of 13.8 feet above surrounding grade and the exterior would have the following setbacks: over 100 feet from the western front property line; 72 feet from the northern side property line; over 100 feet from the southern side property line; 2 feet, 6 inches from the eastern rear property line.

The proposed new firepit would reach a maximum height of 5 feet above surrounding grade and exterior would have the following setbacks: over 100 feet from the western front property line; 50 feet from the northern side property line; over 100 feet from the southern side property line; 2 feet, 9 inches from the eastern rear property line.

Various site improvements are also entailed in the approved development, including new pool equipment structure and a new planter box.

Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the project is proposed on a property within a Planned zoning district.
