The applicant requests Design Review approval to construct 812 square feet of additions to an existing single-family residence on a developed lot in Kentfield, CA. The 812 square feet of proposed development would include an addition of 493 square feet to the existing lower floor, and an addition of 319 square feet to the existing main floor, which would result in a floor area ratio of 29 percent on the 18,683 square foot lot. The proposed addition would reach a maximum height of 22.2 feet above surrounding grade and the exterior walls would have the following setbacks: 35 feet from the eastern front property line; 43 feet, 6 inches from the northern side property line; 43 feet, 7 inches from the western side property line; and, 43 feet, 5 inches from the northwestern rear property line. Various site improvements would also be entailed in the proposed development, including a new swimming pool, patios, and landscaping.
Design Review approval is required pursuant to Marin County Code Section 22.42.020.B because the project entails a multilevel addition to an existing residence on a parcel located in a conventional zoning district with a floor area that would exceed 3,500 square feet.
