Project Description

The applicant requests Design Review approval to construct a new 850 square foot accessory structure that includes 357 square feet of floor area and a 493 square foot garage on a developed lot in Kentfield. The 850 square foot structure would result in a building area of 4,830 square feet and a floor area of 4,337 square feet. Therefore, the project would result in a floor area ratio of 13 percent of the 33,237 square foot lot. The proposed building would reach a maximum height of 11 feet 7 inches above surrounding grade and the exterior walls would have the following setbacks: 40 feet from the northeastern front property line; 10 feet from the northwestern side property line; 67 feet 11 inches from the southeastern side property line; more than 100 feet from the southwestern rear property line.

Design Review approval is required because the project involves a 850 square foot addition that will result in a total floor area of more than 4,000 square feet.
