The applicant requests Design Review approval to construct a 32 square-foot addition to an existing residence located in the unincorporated community of Kentfield. The 32 square feet of proposed development would result in a floor area ratio of 31 percent on the 6,300 square foot lot. The proposed addition would reach a maximum height of 8 feet, 10 inches above the surrounding grade and the area of the addition would have the following setbacks: 39 feet, 10 inches from the western front property line; 30 feet, 4 inches from the northern side property line; 23 feet, 4 inches from the southern side property line; and 60 feet, 6 inches from the eastern rear property line.
Design Review approval is required pursuant to Section 22.42.020.C of the Marin County Development Code because the project proposes to qualify for a Variance Waiver provided in Section 22.54.045.B of the Code.
