The applicant requesting Design Review approval to construct 1,014 square feet of new additions onto an existing residence in Kentfield. The project would include a 195-square foot addition to the exiting garage and a 919-square foot upper and lower story addition on the southern portion of the residence. The existing floor area is 1,836 square feet and it appears the proposed development would result in a floor area of 2,802 square feet. Therefore, it appears that the proposed development would result in a floor area ratio of 4.4 percent on the 63,163 square foot lot. The proposed building would reach a maximum height of 27 feet above surrounding grade and would have the following setbacks from the exterior walls: more than 100 feet from the front property line; 34 feet from the side property line; 95 feet from the side property line; more than 100 feet from the rear property line.
