Project Description

The applicant requests Design Review approval to construct a new 8,392 square foot residence, a new 1,030 square foot detached accessory dwelling unit (ADU), a new soundwall adjacent to the northern side property line, a new soundwall with a vehicle gate adjacent to the eastern front property line, and a new 40 square foot tennis storage shed on a lot in Kentfield. The 9,462 square feet of proposed development – of which 8,856 square feet would be considered floor area – would result in a floor area ratio of 15 percent on the 59,980 square foot lot. The height and setback information for the respective proposed improvements are listed below.

The proposed new residence would reach a maximum height of 29 feet, 11 inches above surrounding grade and the exterior walls would have the following setbacks: 63 feet, 6 ½ inches from the eastern front property line; 106 feet, 11 inches from the southern side property line; 34 feet, 9 ½ inches from the northern side property line; 70 feet, 2 ½ inches from the western rear property line.

The proposed new ADU would reach a maximum height of 13 feet, 11 inches above surrounding grade and the exterior walls would have the following setbacks: 202 feet, 8 ¾ inches from the eastern front property line, 88 feet, 1 inch from the southern side property line, 107 feet, 10 inches from the northern side property line, and 5 feet from the western rear property line.

The proposed new soundwall adjacent to the northern side property line would reach a maximum height of 8 feet above surrounding grade and would have the following setbacks: 0 feet from the eastern front property line, 0 feet from the northern side property line, over 250 feet from the southern side property line, and 4 feet, 6 inches from the western rear property line.

The proposed new soundwall with vehicle gate adjacent to the eastern front property line would reach a maximum height of 8 feet above surrounding grade and would have the following setbacks: 0 feet from the eastern front property line, 4 feet from the northern side property line, 0 feet from the southern side property line, and over 200 feet from the western rear property line.

The proposed tennis storage shed would reach a maximum height of 8 feet above surrounding grade and the exterior walls would have the following setbacks: over 200 feet from the eastern front property line; over 150 feet from the northern side property line; 65 feet, 6 inches from the southern side property line; 9 feet from the western rear property line.

Various site improvements would also be entailed in the proposed development, including a new pool/spa, new patios, a new koi pond, new landscape walls, new driveway, new fencing surrounding a vegetable garden, a new putting green, a new fountain, and rooftop solar.

Additionally, the applicant requests Tree Removal Permit approval to remove a total of 17 trees of which seven are heritage and 10 are protected.

The seven heritage trees consist of the following: three 18.5-inch Coast Live Oak trees, one 19-inch Coast Live Oak tree, one 22-inch diameter Coast Live Oak tree, one 30-inch Valley Oak tree, and one 30.5-inch Valley Oak tree.

The 10 protected trees consist of the following: one 18.5-inch California Bay tree, one 20-inch California Bay tree, one 7.5-inch Coast Live Oak tree, one 8-inch Coast Live Oak tree, one 10.5-inch Coast Live Oak tree, one 11.5-inch Coast Live Oak tree, one 14-inch Coast Live Oak tree, one 16-inch Coast Live Oak tree, one 16.5-inch Coast Live Oak tree, and one 16-inch Coast Redwood tree.

Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the project is proposed on a property located within a planned zoning district. Additionally, Tree Removal Permit approval is required pursuant to Marin County Code Section 22.62.020 because the project entails removing seven heritage trees and 10 protected trees as defined in Marin County Code Section 22.130.030.P (Protected Tree and Heritage Tree).
