The applicant requests Design Review approval to construct a 2,305 square foot addition to the existing primary residence and to build a new 1,113 square foot detached accessory structure on a property located in the unincorporated community of Kentfield. The proposed development would result in a floor area ratio of 19 percent on the 36,522 square foot lot. The 2,305 square feet of proposed additions would include a 1,462 square foot addition to the first floor, and an 843 square foot addition to the second floor of the existing residence. The proposed addition would reach a maximum height of 28 feet above the surrounding grade and the exterior walls would have the following setbacks: 45 feet, 1 inch from the eastern front property line; 15 feet, 5 inches from the southern side property line; 60 feet from the northern side property line; and 132 feet, 3 inches from the western rear property line.
The proposed 1,113 square foot detached accessory structure appears to reach a maximum height of 14 feet above the surrounding grade and the exterior walls would have the following setbacks: 140 feet from the eastern front property line; 33 feet, 9 inches from the southern side property line; 90 feet, 8 inches from the northern side property line; and 65 feet, 7 inches from the western rear property line. Various site improvements would also be entailed in the proposed development, including improvements to the existing driveway, new landscaping, and hardscape in the rear yard.
Design Review approval is required pursuant to Section 22.42.020.A of the Marin County Development Code because the project is proposed in a planned district.
