The applicant requests Design Review approval to construct 290 square feet of additions onto a single-family residence in unincorporated Kentfield. The proposed development would result in a building area of 6,977 square feet and a floor area of 6,520 square feet which would result in a floor area ratio of 23.8 percent on the 27,421 square-foot lot (the floor area ratio calculated per the Kentfield/Greenbrae Community Plan would be 25 percent). The proposed additions would reach a maximum height of 23 feet, 6 inches above surrounding grade and is proposed to be located 30 feet, 4 inches from the northern front property line; 38 feet, 6 inches from the eastern side property line; 31 feet from the western side property line; and 30 feet, 7 inches from the southern rear property line. Various site improvements include the construction of new exterior stairs along the southeasterly elevation of the house.
Design Review approval is required pursuant to Marin County Code Section 22.42.020 because the project will result in total floor area that is greater than 3,500 square feet.
