Project Description

The applicant requests Design Review approval to construct 218 square feet of additions onto an existing 4,723 square-foot residence located on a previously developed lot in Kentfield. The 218 square feet of proposed development would result in a floor area of 6,475 square feet and a floor area ratio of 20 percent on the 31,960 square-foot lot. The proposed building would reach a maximum height of 27 feet above surrounding grade and the exterior walls would have the following setbacks: 38 feet from the northern front property line; 14 feet, 11 inches from the southern side property line; 30 feet from the northeastern side property line; 24 feet, five inches from the eastern rear property line. Various site improvements would also be entailed in the proposed development, including various new landscaping and site work.

Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the project the project entails improvements to a property located within a Planned district.
