Project Description

The applicant requests Design Review approval to legalize 144 square feet of additional floor area to an existing single-family residence in unincorporated Kentfield. With the addition, the single-family residence has a building area of 2,384 square feet and floor area of 1,790 square feet, resulting in a floor area ratio of 31.5 percent on the 5,679 square foot lot. The addition reaches a maximum height of 26 feet, 1 inch above surrounding grade, and has the following setbacks from the property lines: 19 feet from the eastern front property line, 49 feet from the northern side property line, 14 feet from the western side property line, and 27 feet from the northwestern rear property line.

The project meets Variance Waiver criteria per Section 22.54.045 of the Marin County Development Code, because the addition is within the footprint of a legal structure constructed prior to January 1, 2012, and the floor area does not exceed 0.35 maximum or 300 square feet. Therefore, the project is subject to Design Review requirements.
